Bring Your Existing Letter
Upload the current PDF, whoever wrote it. It gives the mental-health professional history and shortens the conversation.
A Short Check-In, Not a Full Intake
What has changed in the past year: symptoms, housing, the animal, any treatment you have started or stopped.
A Newly Dated Letter
Signed afresh, with current license details. Usually within 24 hours of the check-in.

4 Reasons to Renew Before Anyone Asks
Your Letter Is over a Year Old
Some providers will accept it, many will ask for something current, and you would rather not discover which during a lease renewal.
You Are Moving
Especially across state lines, where the letter should come from a mental-health professional licensed in your new state.
Your Lease Is up for Renewal
Documentation requests cluster around renewal dates. Being ahead of it removes a negotiation.
Your Circumstances Changed
New animal, new diagnosis, new treatment, new household. The letter should describe your life as it is now.
Why we will not simply reprint it
A renewal that involves no contact is a forgery with extra steps: the mental-health professional would be attesting to your current condition without having reviewed it. It is also the form of documentation that fails when a housing provider verifies it. The check-in is usually brief, and it is what makes the new letter worth sending.

Don't Take Our Word for It. Verify It.
We haven't published client reviews yet. Real ones, with written consent, or none at all — so here is the harder proof instead.
Look Up the License
Every letter carries the signing mental-health professional's license number, type and state. Every state board publishes a free public lookup.
Check the NPI Registry
Search the mental-health professional by name at npiregistry.cms.hhs.gov. It is a second, independent check.
Call Them Directly
The mental-health professional's own contact details are on your letter. Your landlord can verify with the person who signed it.
Ask Us to Say No
Mental-health professionals are paid for the assessment, not the approval. A provider that guarantees a yes is guaranteeing something worthless.
Why this page is empty of testimonials
A site whose whole argument is our documentation can actually be checked has no business publishing testimonials that cannot. When we have real reviews from real clients who have given written consent, they will appear here.

The Mental-Health Professional Who Signs Your Letter
Every ESA and PSD assessment is conducted by a licensed mental-health professional. The professional who signs your documentation is identified below, with the means to verify the license.

Licensed provider
Dr. Jonathan Chance Miller, MD
Licensed Physician · Telehealth · ESA & PSD evaluations
An evaluation should feel like a conversation, not an interrogation. My job is to understand what you are living with and document it accurately — or to tell you plainly if an assistance animal is not the right answer.

Questions
Frequently Asked Questions
Does an ESA Letter Legally Expire?
No statute sets an expiry date. In practice housing providers expect documentation dated within the past 12 months, and most mental-health professionals write letters on that basis, so a year is the working answer.
Do I Need a New Evaluation to Renew?
You need a check-in, not a repeat of the whole intake. A mental-health professional cannot honestly re-sign a statement about your current circumstances without looking at them, but if nothing has changed the conversation is short.
Can You Renew a Letter Written by Someone Else?
Yes. Bring the old letter — it gives the mental-health professional useful history — but the new letter will be written and signed by our mental-health professional on the basis of their own assessment, not a countersignature of someone else's.
My Animal Died and I Have a New One. Renewal or New Letter?
A new assessment, and we are sorry. The letter attaches to a specific animal and a specific need, so the mental-health professional has to consider the new animal on its own terms. Tell us and we will apply the renewal rate.
When Should I Start?
Three to four weeks before expiry, and earlier if a lease renewal falls near the same date. Leasing offices sometimes ask for current documentation at renewal, and being ahead of that is worth a small amount of planning.
Why Can You Not Simply Reprint My Letter with a New Date?
Because that would be the mental-health professional attesting to your current circumstances without having looked at them. It is also the form of documentation that fails when a housing provider verifies it.
How Long Does a Renewal Take?
Usually within about 24 hours of the check-in, which is shorter than the original screening because the mental-health professional already has your history.
What Does the Check-In Cover?
What has changed in the past year: symptoms, housing, the animal, and any treatment you have started or stopped.
Can You Renew a Letter Written by My Own Therapist?
Yes. Bring the old letter for history, but the new one is written and signed by our mental-health professional on the basis of their own assessment.
Does the Animal Need to Be the Same One?
If it is a different animal, the mental-health professional has to consider that animal on its own terms, so it is a new assessment rather than a renewal.
Will You Remind Me Before My Letter Expires?
Yes, we send a reminder. Nothing auto-renews and nothing is charged without you choosing to proceed.
What Does a Renewal Cost?
Ask support for the current renewal fee — existing TheHealifyPet clients pay a reduced rate. As with a first letter, nothing is charged until the new letter is issued.
